After spending years in Nigerian real estate industry, one challenge has remained constant, verifying land title documents.
Many real estate consultants receive survey plans, Certificates of Occupancy (C of O), Deeds of Assignment, Gazette documents, Governor's Consent, Excision documents, or other title documents from property owners, developers, or even the companies they represent. In many cases, consultants have to rely on what they are told because they don't have easy access to qualified legal professionals to review the documents.
This creates uncertainty. A document may look genuine at first glance but still contain errors, inconsistencies, missing information, or legal issues that could affect a transaction. While no system can guarantee that a property is free from every possible legal issue, having a qualified legal review of the documentation is an important step in reducing risk.
That is why we are excited to introduce Land Legal Verification on NaijaLand App.
With this new feature, users and real estate consultants will be able to upload copies of land title documents directly from their dashboard. The documents will be reviewed by a qualified legal professional on our platform to assess whether they meet the expected legal standards and best practices, helping users better understand the documents before proceeding with a transaction.
The review will focus on the documentation provided and will include all legal stutus and observations on the documentation to help users make more informed decisions.
This feature will be designed to complement, not replace official verification with the relevant government land registries and authorities where required. It is intended to give buyers, sellers, and consultants greater confidence and help them identify potential issues earlier in the process.
At NaijaLand, we believe technology should do more than help people find properties, it should help them make safer, better informed property decisions.
The future of safer real estate will be driven by technology.
