1. Understanding the Legal Titles Documents your land have is the first step in protecting your land in Nigeria.
2. Do Thorough Due Diligence. This is non negotiable step especially before buying your land.
Visit the State Land Registry where the land is located:
-Confirm the Registered owner
-Ensure No government acquisition or encumbrances on it.
-check Governor’s Consent status
-Take the survey plan to the Office of Surveyor General to verify coordinates and confirm no overlaps or public project reservations.
-Confirm the company selljng is legitimate regsitered under CAC
-For family land, Interview elders or owners to prevent multiple claims.
3.Title Perfection After Purchase: Making payment is not enough, your land must be registered in your name(Survey plan).
Obtaining any necessary documents for the land.
Without registration, your interest is only equitable, not legal. This means:
You may not be protected in court. Competing claims may override you. You may not be eligible for compensation if land is compulsorily acquired.
